Invisible grill for apartments, flats & housing societies: per-flat price and whole-society installation
An invisible grill for an apartment balcony costs ₹95 per sq.ft installed in Gujarat and ₹135–149 per sq.ft in Mumbai, Delhi NCR and the rest of Maharashtra — 2 mm SS316 cables at a child-safe 50 mm gap, anodised track, anchors, labour and a written 10-year warranty, GST extra. One flat is fitted in a day. Whole societies, builder projects and school or hospital blocks are surveyed once and quoted as a single written project bill of quantities.
High-rise living creates the same problem on every floor: an open balcony or sliding-window edge, a toddler or a pet, and a society committee that will not allow another welded cage on the facade. A tensioned SS316 cable grill solves all three — it is near-invisible from the street, cannot be climbed, needs no welding or hot work in an occupied building, and is the design most managing committees approve without a fight. A1 Grills is a verified-installer network, not an installer: we check each installer's GST/Udyam registration, install history and SS316-only sourcing, publish one installed rate per city before you call, and match your enquiry with up to 2 of them. For a single flat that means a transparent per-sq.ft price. For a managing committee, RWA or builder it means one site survey, one specification sheet every member can sign off, phased tower-by-tower installation and one warranty register for the whole building.

The apartment use case: an open balcony on the 14th floor made child-safe without a cage.
What a society-wide order looks like from the street: one spec, one line, no mismatched welded grills.
2 mm SS316 cable, screw tensioner and anodised track — the spec written into the society BOQ.
Transparent Pricing
Invisible grill for apartment price (2026): per flat and per society
For a single flat the price is the published installed rate for your city — ₹95 per sq.ft across Gujarat, ₹135–149 per sq.ft in Mumbai, Delhi NCR and the rest of Maharashtra, GST extra — and the same rate applies to balconies and windows. A society, RWA or builder order is quoted per project: one survey covers sample flats and the common areas, and the installer issues a written bill of quantities per opening type. The published per-flat rate is the reference point; the project quote is confirmed in writing after that survey.
| Item | A1 network | Typical market practice |
|---|---|---|
| Single flat (balcony or window) | ₹95/sq.ft (Gujarat) · ₹135–149/sq.ft (Mumbai, Delhi NCR, Maharashtra), published before you call | ₹145–220/sq.ft, decided after the visit |
| Society / builder project | One survey, written per-opening BOQ, single spec sheet for member approval, phased install schedule | Flat-by-flat quotes from different vendors; no common spec or warranty |
| What the rate includes | 2 mm SS316 cables, anodised aluminium tracks, marine-grade anchors, labour, written 10-year warranty | Often cable + track only; labour and warranty negotiated on the day |
| What moves the quote at survey | Openable sections; parapet or ACP-cladding anchors; common-area spans. Floor height does not change the rate | Floor height, "urgency", how many neighbours have already signed |
Per-flat estimates below use the published rate; project orders are confirmed after a free survey. Ask for the itemised GST invoice — a society or builder claims 18% input credit on it.
Estimate one flat with the price calculatorProject sizing
How much does an invisible grill cost for a whole society or building?
Start from total square footage: openings × average size. The table applies the two ends of the published per-flat band — ₹95/sq.ft (Gujarat and most non-metro cities) and ₹149/sq.ft (Mumbai, Delhi NCR, Noida) — to common project shapes. These are reference numbers at the per-flat rate before GST; the project quote is issued after survey.
| Project | Total area | Gujarat @ ₹95/sq.ft | Mumbai / Delhi NCR @ ₹149/sq.ft |
|---|---|---|---|
| One flat: 100 sq.ft balcony | 100 sq.ft | ₹9,500 | ₹14,900 |
| 24-flat wing, one 100 sq.ft balcony each | 2,400 sq.ft | ₹2,28,000 | ₹3,57,600 |
| 60-flat tower, one 100 sq.ft balcony each | 6,000 sq.ft | ₹5,70,000 | ₹8,94,000 |
| 120-flat society, 120 sq.ft balcony + window set each | 14,400 sq.ft | ₹13,68,000 | ₹21,45,600 |
| School block, 40 windows × 40 sq.ft | 1,600 sq.ft | ₹1,52,000 | ₹2,38,400 |
| Hospital wing, 80 windows × 30 sq.ft | 2,400 sq.ft | ₹2,28,000 | ₹3,57,600 |
Add 18% GST. Openable sections, pet mesh and non-standard anchoring are separate line items in the BOQ. Mid-band cities (Nashik, Aurangabad, Kolhapur, outer Mumbai region) sit at ₹135–139/sq.ft.
Approval checklist
What does a society committee need to approve an invisible grill?
Most objections to balcony grills are about the facade and fire escape. The installer's one-page spec sheet answers each point; this is what committees in the network's cities usually ask for.
| Committee concern | What the spec sheet states | Who provides it |
|---|---|---|
| Facade uniformity | 2 mm SS316 cable, vertical, 50 mm gap; anodised track in one agreed colour for the whole building | Installer, with a photo of an existing install |
| Structural fixing | Anchors into RCC slab or parapet coping, never plaster; no welding or hot work | Installer |
| Fire / emergency escape | At least one openable section per balcony with an inside-only child-proof lock | Installer, sized at survey |
| Reversibility | Track unbolts; no permanent change to the elevation | Installer |
| Insurance / liability | Installer GST/Udyam registration and written 10-year warranty naming the society or flat | Installer, verified by A1 Grills |
| Pigeon nuisance | Taut cables leave no perch; optional discreet net behind the cables for ducts and AC ledges | Installer, as a line item |

Applications
Where apartment invisible grills are installed
Your own flat: balcony, windows, sliding-door front
The single most common job in the network — a 3rd-floor-and-above balcony or full-height sliding window secured with vertical cables at a 50 mm gap, fitted in one day at the published rate for your city.
Whole-society retrofit (RWA / managing committee)
The society adopts one specification and one installer; every member who opts in gets the same cable line, track colour and warranty, and the facade stays uniform. Surveyed once, quoted as a project.
Builder & developer handover
Possession-ready balconies and windows fitted tower-by-tower before flats are handed over, so buyers never add mismatched grills later. Quoted per project from the drawings plus one site visit.
Common areas: corridors, staircase voids, duct shafts
Open corridor edges, stairwell voids, lift-lobby windows and service ducts in the building core guarded with the same SS316 system — the fall-safety items society audits keep flagging.
Terrace parapets & refuge areas
Low terrace parapets and refuge floors in high-rises raised to a safe height with cable lines that do not block the view or the wind, and that open where the fire officer needs them to.
Hostels, school and hospital blocks
Multi-storey residential and institutional buildings follow the same project workflow — see the dedicated pages for schools, hospitals, offices and factories linked below.
Compare
One society-wide order vs flat-by-flat welded grills
Most buildings drift into the second column by default — each owner hires whoever is cheapest that month. Here is what a single society-wide invisible grill order changes over ten years:
| Society-wide invisible grill order | Flat-by-flat welded grills | |
|---|---|---|
| Facade | One thin line on every balcony; elevation stays as designed | Mismatched cages in different colours and patterns |
| Committee approval | Approved once on the spec sheet for all members | Every owner applies separately; many are refused |
| Price | Published per-flat rate as the reference; one project quote after a single survey | ₹145–220/sq.ft per owner, plus repainting every year |
| Child safety | 50 mm vertical gap, nothing to climb, every floor the same | Horizontal bars are a ladder; standards vary by flat |
| Fire escape | Openable section with inside lock on every balcony | Often welded shut; a recurring fire-audit finding |
| Rust & upkeep | SS316 marine grade — wipe-down twice a year | Rust in 2–4 monsoons; sanding and painting every year |
| Warranty | One written 10-year warranty register for the building | Verbal, per vendor, usually gone in a year |
| Resale | A documented, uniform safety feature buyers ask for | A cage the next owner removes |
Why A1 Grills
Why apartment owners and societies choose invisible grills
The design committees approve
No welding, no facade colour change, fully reversible, and one clean line from the street. Most societies that ban new welded grills approve a cable grill on the spec sheet alone.
Child-safe at any floor
Vertical 2 mm cables at a 50 mm gap, each rated to 250 kg of horizontal pull, with no horizontal member to climb — the configuration paediatric-safety guides recommend for high-rise balconies.
One spec, one warranty for the building
A society or builder order gets a single written bill of quantities, one installer of record and one 10-year warranty register — not fifty different vendors and verbal promises.
Fitted in an occupied building
Anchors go into the slab or parapet with no hot work, no sparks and almost no dust, so crews work flat-by-flat around residents without shutting a tower down.
SS316 for coastal and polluted metros
Mumbai, Navi Mumbai, Surat and the coastal belt corrode SS304 in a few years. Every network installer quotes marine-grade SS316 only, and corrosion is covered in the written warranty.
How does a housing society order invisible grills for the whole building?
The process is the same whether the society has 24 flats or 240. The managing committee or RWA passes a resolution (or a builder issues an RFQ) and sends one enquiry through this page. A verified installer visits once, measures a sample of flats on different floors plus the common areas — corridor edges, staircase voids, duct shafts, terrace parapets — and checks what the anchors will grip into. Within a few days the society receives a written bill of quantities: rate per opening type, the SS316 cable and track specification, the colour of the anodised track, the position and lock type of openable sections, the phasing plan and the warranty terms.
That document doubles as the spec sheet members sign off, so every owner who opts in gets exactly the same product. Installation is then phased tower-by-tower or floor-by-floor around residents, with no welding or hot work. At handover the installer registers one 10-year warranty for the building, and A1 Grills stays the escalation path if a warranty visit is ever refused. Owners who pay individually can still be invoiced separately under the society's rate — the survey, spec and installer are shared, the invoices need not be.
What does an invisible grill cost per flat, and what changes for a society or builder order?
A single flat pays the published installed rate for its city: ₹95 per sq.ft in Gujarat, ₹135–149 per sq.ft in Mumbai, Delhi NCR and Maharashtra, GST extra, with the same rate for balconies and windows. A 100 sq.ft apartment balcony is therefore ₹9,500 before GST in Ahmedabad and ₹14,900 before GST in Mumbai. Openable sections and non-standard anchoring into parapet coping or ACP cladding are the two line items that move that number; floor height does not.
A society, RWA or builder order is quoted per project rather than per flat. The published per-flat rate is the reference point; what the project survey adds is the repeat-opening count, the common-area spans, the access and the phasing, and the installer writes the resulting per-opening rate into the bill of quantities. Because every installer in the network is GST-registered, the society or builder receives an itemised invoice under HSN 7308/7326 or SAC 9954 and can claim the 18% input credit on a commercial job.
Which apartment balcony grill design do societies approve?
The design that passes most committees has four properties. Cables run vertically only, 2 mm SS316 at a 50 mm gap, so the grill reads as a faint line rather than a pattern. The top and bottom tracks are anodised aluminium in one colour for the whole building — usually matt black, bronze or silver matched to the window frames. Each balcony has at least one openable section with an inside-only child-proof lock so the fire-escape objection falls away. And the system fixes into the slab or parapet with bolts, not welds, so it is reversible and leaves the elevation unchanged.
What committees reject is almost always the opposite: horizontal decorative bars (climbable), mild-steel sections that rust and stain the facade, and anything welded shut. If your society has already banned grills, ask the installer for the one-page spec sheet and a photo of a completed high-rise install — that is what most committees need to make an exception. Our invisible grill design guide shows the common configurations for balconies, French windows and sliding fronts.
Builders and developers: fitting invisible grills before possession
Buyers of a new flat add a grill within months of moving in, and the result is the mismatched facade the architect never drew. Developers in the network's cities increasingly fit invisible grills tower-by-tower before handover, either as a standard safety feature or as a priced upgrade on the possession checklist. The installer quotes from the drawings plus one site visit, fabricates off-site, and installs once the facade and flooring are complete — typically the last trade in, so there is no damage from later work.
For the developer the benefits are a uniform elevation, a documented child-safety feature in the brochure and one warranty handed to the society at formation. For the buyer it means never applying to a committee for permission. Tell us the project location, tower count and approximate opening count and we connect you with an installer who has done handover work at that scale.

FAQ
Apartments & Societies — common questions
What is the price of an invisible grill for an apartment balcony?
₹95 per sq.ft installed across Gujarat and ₹135–149 per sq.ft in Mumbai, Delhi NCR and the rest of Maharashtra, GST extra — SS316 cables, anodised tracks, anchors, labour and a written 10-year warranty included. A 100 sq.ft apartment balcony is ₹9,500 before GST in Ahmedabad and ₹14,900 before GST in Mumbai. Windows are charged at the same per-sq.ft rate as balconies.
How is a whole-society or bulk invisible grill order priced?
Per project, after one free survey. The installer measures sample flats and the common areas and issues a written bill of quantities with a rate per opening type, the SS316 specification, phasing and warranty terms. The published per-flat rate for your city is the reference point; the project quote reflects the repeat-opening count, common-area spans, access and schedule, and is confirmed in writing.
Is there a minimum order for a society project?
No fixed minimum. Even a single wing of 10–12 flats can be surveyed once and installed on one schedule under one spec. The practical benefit of a project order grows with the number of flats, because the survey, mobilisation and member-approval work are shared.
Will my housing society allow an invisible grill?
Usually yes, and often where welded grills are banned. The system involves no welding, no facade colour change and is fully reversible, and openable sections answer the fire-escape objection. Your installer provides a one-page spec sheet and install photos you can attach to the society application. For a whole-society order the committee approves the spec once for everyone.
Who holds the warranty on a society-wide installation?
The installer who did the work registers a single written 10-year warranty for the building, naming the society (or each flat, if owners paid individually). It covers cables, tracks, anchors and workmanship. Because the job came through A1 Grills, the network is the escalation path — installers who refuse warranty visits are removed.
Can individual flat owners pay separately under a society order?
Yes. The survey, specification and installer are shared, but each opting-in owner can be invoiced separately at the society's rate. This is the most common arrangement in retrofits where the committee organises the project but does not fund it from the maintenance account.
How long does it take to fit a 100-flat society?
A single balcony takes four to eight hours; crews typically complete several flats a day per floor and work tower-by-tower around residents. Fabrication happens off-site, so the on-site phase for a 100-flat society is usually measured in weeks, not months, and the installer puts the phasing plan in the bill of quantities.
Is an invisible grill safe on a high floor with wind and children?
Yes. The 2 mm SS316 cables are rated to 250 kg of horizontal pull each, tensioned so they cannot be pulled apart, and spaced at 50 mm so a toddler cannot fit through or climb. Longer drops get intermediate supports. Wind load is not a concern for cable grills — there is no panel to catch it — which is one reason they are preferred on high-rise balconies over mesh panels.
Does an invisible grill block the fire escape from a balcony?
No, provided at least one section is openable — which every network installer specifies by default. Openable frames carry the same cables and unlock from the inside with a child-proof lock, satisfying the escape-route point most fire audits and committees raise against welded grills.
Can a society or builder claim GST input credit?
Yes. Every network installer is GST-registered and invoices a fitted invisible grill under HSN 7308 or 7326, or as a works contract under SAC 9954, all at 18% GST. A registered society or developer claims the input credit on that itemised invoice, which is why all rates on this site are quoted GST extra.
We have a pigeon problem on the upper floors too — does the grill help?
Substantially. Taut vertical cables give birds nowhere to perch or nest, unlike bar grills. For complete pigeon-proofing of open ducts and AC ledges, the installer can fit a discreet net behind the cables as a separate line item in the same project. Our pigeon net vs invisible grill comparison covers the 10-year cost of each approach.
Which cities do you cover for apartment and society projects?
Verified installers are live in 66 Indian cities, with the deepest coverage across Gujarat (Ahmedabad, Surat, Vadodara, Rajkot, Gandhinagar) and growing networks in Mumbai, Navi Mumbai, Thane, Pune, Delhi NCR and Noida. The live-city grid below links to each city's rate; where no installer is live yet you can join the waitlist and we confirm the nearest crew.
