Sector 37 is Arun Vihar — two thousand Army Welfare flats opposite the Golf Course and the Botanical Garden, allotted in the 1980s in walk-up blocks with no lifts — and the old Noida around it: Brahmaputra and Ganga in Sector 29, the plotted kothis of Sectors 30, 39 and 41, the lift blocks and one tall tower of Sector 44, and the Air Force and Navy colony of Jalvayu Vihar in Sectors 21 and 25. Living in Sector 37
This is Noida's first generation of housing, laid out on the Yamuna–Hindon plain within a decade of the Authority's founding in 1976. The core is defence-board stock: Arun Vihar's roughly 2,000 AWHO flats in Sector 37, allotted in the 1980s and run by a ward-based RWA; about 1,800 more AWHO flats in Sector 29 around the Brahmaputra and Ganga markets; and Jalvayu Vihar's 1,800 to 2,000 AFNHB flats in Sectors 21 and 25, built 1984 to 1998 as G+3 blocks with car garages, plus two G+7 towers in Sector 21. A second layer arrived around 2001 to 2008 — AWHO Brahmaputra Apartments' 350 flats (2001), Omaxe Royal Residency's 8-storey blocks and the Authority-built Gulmohar Garden lift blocks in Sector 44 — and one true high-rise, Assotech Celeste's 20-to-26-floor towers. Around them are the plotted sectors: 550 houses in Sector 30, 574 in Sector 39, 1,600 in Sector 41 and about a thousand in Sector 44, many now rebuilt as builder floors.
The original allottees were serving and retired officers; today the flats resell to civilians at ₹11,850 to ₹15,450 per square foot, so this is an affluent, older, owner-occupied belt with a steady tenant layer around the Botanical Garden and Golf Course metro stations, Child PGI and DPS in Sector 30, the District Hospital in Sector 39 and Amity in Sector 44. Two- and three-bedroom flats of 750 to 1,600 square feet with a single balcony and generous windows are the norm — window grills matter here as much as balcony grills.
The conditions are old-Noida conditions. On 29 July 2026, after 56 millimetres of rain, Sector 37 was on the press list of waterlogged spots along with the DSC Road stretch from the Botanical Garden to GIP, and the Authority dismissed two staff over the drains. Winter smog is the everyday problem — the nearest monitoring station at Sector 125 has read PM10 far into the hazardous band — and a 1980s painted grill that has survived forty monsoons is now rust, flaking paint and welds that trap grime. A separate note for this belt: falls from low floors happen too. A three-year-old fell from a third floor in Nithari, the village adjoining Arun Vihar, in December 2023.
