Jaypee Greens Wish Town spreads across Sectors 128, 131, 133 and 134 on the Yamuna side of the Noida–Greater Noida Expressway, around an 18-plus-9-hole golf course and the 500-bed Jaypee Hospital. Sector 128 is its premium face: Kalypso Court's sixteen towers (G+15 and G+24, 1,172 flats of 2,000–3,500 square feet), Imperial Court's three 34-floor towers with four three-side-open flats per floor looking at the golf course or the expressway, the phased Pavilion Court and Pavilion Heights blocks, and the Kingswood Oriental villas and Kallisto town homes on the low-rise side. New non-Jaypee towers — L&T Green Reserve, Max Estate 128, Kalpataru Vista, Mahagun Manorial — are rising on the same sector's remaining plots for handover through 2028. Sectors 133 and 134 are the volume: Kensington Park's fourteen 17-floor towers, Garden Isles' Y-shaped towers of G+32 to G+38, and the 850–1,500-square-foot flats of Kosmos and Klassic, where around 2,500 families already live.

The buyer story here is unlike anywhere else in Noida. Construction stalled around 2013–14, stranding some 20,000 buyers in 139 towers; the NCLT approved Suraksha Group's takeover in March 2023, and by August 2026 Suraksha reported 7,913 flats complete in 84 towers, occupancy certificates for 42 towers and the balance promised by 2028. So the Sector 128 owner in a 2017–2020 golf-facing tower and the Sector 134 owner collecting keys after a twelve-year wait are both fitting out balconies now — one replacing a builder railing that never got a grill, the other at the age when a first grill starts to look tired. Many of the newest occupants are retirees who fought for the flat and are careful about what gets fixed to it.

They have reason to be. Suraksha completed structural audits on seven towers and had nine more under audit before handover, on top of the Noida Authority's 2022 policy that lets a quarter of a tower's allottees trigger an audit. The township is also the tallest residential stock on this side of the expressway, and its south-western edge runs into the Yamuna floodplain — the Sector 135 farmhouses next door flooded when the river crossed the danger mark in September 2025. Winter dust is the everyday problem: the Sector 125 monitoring station three kilometres north has read PM10 far into the hazardous band, and a painted grill on a 30th-floor balcony is the one thing nobody wants to repaint.
