Sector 137 fronts the Noida–Greater Noida Expressway between Sector 135 and the NSEZ, with the Sector 137 Aqua Line station, Felix Hospital and the KPMG building on its doorstep. It was built in one burst: Paras Tierea's 28 towers of G+4 to G+27 and 4,087 units (2015), Gulshan Vivante's ten towers on the expressway frontage (2015), Purvanchal Royal Park's sixteen towers of three- to five-bedroom flats and penthouses (2015), Supertech Ecociti's twenty towers beside the station (2018) and Logix Blossom County's eighteen 20-storey towers (2018), plus Paramount Floraville, Exotica Fresco, Ajnara Daffodil and the compact-flat towers of Ajnara Elements and Supertech Eco Suites. Only Shubhkamna's Tec Homes is still under construction, so this is a settled sector, not a building site.

The resident is as likely a tenant as an owner. Rates run from about ₹10,950 per square foot at Tierea and Blossom County to ₹15,400 at Royal Park, the rental yield is one of the expressway's highest, and the studio and one-bedroom stock at Tierea, Elements and Eco Suites signals single professionals commuting to the KPMG, Accenture and Genpact offices nearby. Hundreds of flats are on the rental market at any time, which means balconies change hands every couple of years and each new tenancy is a fit-out. The apartment owners' associations here are active and, lately, embattled: Paras Tierea's office-bearers were among those booked after a lift free-fall killed a resident in August 2023, and Ecociti's AOA fought its maintenance agency through the NCLT in early 2026, with the society going dark for a night in March when the backup supply was cut.

The sector's physical weak point is water. In the July 2023 expressway flooding Sector 137 was reported as the worst-hit stretch, part of a ten-kilometre waterlogged run across Sectors 135, 137 and 168; Sector 135 next door went under again when the Yamuna crossed the danger mark in September 2025. Podium and lower-floor balconies here spend part of every monsoon in floodplain humidity, and the nearest monitoring station at Sector 125 has read PM10 in the hazardous band in winter. A ten-year-old painted grill or a sun-rotted net in those conditions is what most Sector 137 balconies are carrying today.
