Sectors 93, 93A and 93B sit on the east side of the Noida–Greater Noida Expressway opposite Jaypee Hospital, on what was Gejha and Yakubpur village land. The stock is a belt of large gated projects on seven-to-twenty-five-acre plots, delivered in one decade: ATS Green Village in 2006 (25 towers, 732 flats), Purvanchal Silver City in 2007 (ten blocks of G+6 to G+9, 644 flats), Parsvnath Prestige in 2010 (20 towers, 1,500 flats), Supertech Emerald Court in 2011 (15 towers, 660 flats), Eldeco Utopia in 2012 (945 flats on 18 acres) and Parsvnath Srishti in 2013. Sector 93B adds Grand Omaxe's 1,320 flats and the low-density Omaxe Forest Spa, while the plotted side of Sector 93 keeps the Noida Authority's Express View and Shramik Kunj blocks. Flats here are big — three-bedroom units start around 1,300 square feet and the four- and five-bedroom homes run to 4,300 — so most have two or three balconies, not one.

This is an owner-occupier market at ₹7,250–8,750 per square foot with a steady rental layer: Eldeco Utopia alone carries dozens of active rent listings. Buyers are professional families and a visible expatriate and corporate-transfer set drawn by the expressway, the parks (Noida City Park adjoins Emerald Court, Nandan Kanan is a short walk) and the Sector 137 Aqua Line station two kilometres away. The residents' associations are unusually organised: Emerald Court's RWA took Supertech from 2009 through the Allahabad High Court to the Supreme Court and won.

That case is why Sector 93 thinks about structure differently from the rest of Noida. On 28 August 2022 the Apex and Ceyane towers inside Emerald Court were imploded on the court's orders — the air-quality index went from 108 before the blast to 676 just after, 55,000 tonnes of debris had to be trucked out, and around 5,000 residents of Emerald Court and ATS Village spent the day away from their flats. That November the Noida Authority approved a structural-audit policy for high-rises: an audit can be triggered when a quarter of a tower's allottees complain, the builder is liable for five years from occupancy and the apartment owners' association after that. Add the ordinary Noida winter, when the Sector 125 and Sector 116 monitoring stations push PM10 into the hazardous band, and a twelve-year-old painted grill here is a rust-and-grime liability nobody wants bolted to their parapet.
