Sector 150 sits at the southern end of the Noida–Greater Noida Expressway near the Yamuna Expressway entry, on the Kondli and Shafipur village side, with the Sector 148 Aqua Line station at its north-west corner. The master plan earmarked roughly four-fifths of the sector for open space and sports facilities, and the towers were sub-allotted plot by plot, which is why the sector reads as a series of separate townships: Ace Golfshire's 455 flats (2018, the first occupied), ATS Pristine II (2022) and the 113 golf villas around ATS's nine-hole course, Tata Eureka Park I's 1,148 flats (2023), Godrej Nest's 540 (2024), Max Antara's 340 senior-living residences (2024), Samridhi Luxuriya Avenue's 760 (2025) and ATS Le Grandiose's 1,172 (2025). Tata Destination 150, ATS Pious Orchards, Prateek Canary and Godrej Palm Retreat 2 are under construction with possessions from late 2026 to 2029, so parts of the sector will be a building site for years.

The buyer is new-build: a three-bedroom of 1,300 to 2,500 square feet at ₹2 to ₹4 crore in the Godrej and ATS towers, two-bedrooms from around ₹60 lakh at launch in the Tata projects, and a sector average near ₹14,600 per square foot in early 2026. Towers reach 29 to 31 floors at Prateek Canary and Godrej Nest. Societies of 340 to 1,172 flats mean hundreds of identical balcony openings per association, and Max Antara adds a segment most localities do not have — older residents for whom balcony fall-protection is a daily concern, not a child-proofing phase.

Sector 150's paperwork story is fresh. Noida Authority froze registries, occupancy certificates and map approvals for every Sports City project in January 2021; the Supreme Court approved a resolution plan in November 2025 and the Authority lifted the freeze in April 2026 for roughly 32,000 flats and 20,000 families across the Sports City sectors, with Sector 150 the largest parcel. Thousands of residents who moved in between 2022 and 2025 without a registry are completing them this year, and a registry tends to come with a fit-out budget. On the ground, the narrow expressway underpass between Sectors 148 and 150 is the sector's monsoon weak point — cited for waterlogging and jams serving two lakh residents — and in August 2026 the Authority approved an ₹85-crore arch flyover to bypass it. The Yamuna floodplain begins just beyond the sector; Sector 135 flooded in September 2025, and the humidity of a floodplain-edge monsoon plus construction dust from a dozen live sites is the everyday load on a balcony rail here. The nearest monitoring station at Sector 125 has read PM10 in the hazardous band in winter.
