First, the honest geography. The belt everyone calls Noida Extension is officially Greater Noida (West): sixteen villages including Bisrakh and Shahberi, administered by the Greater Noida Industrial Development Authority rather than Noida Authority, across the Hindon from Noida's Sector 120s. That is why addresses here carry Bisrakh's 201306 pincode or even Ghaziabad-district 201009, and why the Aqua Line does not run here yet — the 8.4-kilometre, five-station Sector 51 to Sector 4 extension was only cleared in July 2026. Crews serve it from the Noida side via Ek Murti Chowk and the Greater Noida Link Road.

The stock is uniform in a way no other locality on this site is: two- and three-bedroom flats of 890 to 1,350 square feet in towers of 20 to 30 floors, inside gated projects of 1,500 to 5,300 units. Gaur City 2 in Sector 16C (16th Avenue's thirteen towers and 2,076 flats, 14th Avenue's 4,740, possession from 2016), the Gaur City 1 avenues in Sector 4, Supertech Ecovillage II's 34 towers and 5,305 flats and Ecovillage III's 3,248 in Sector 16B, Ace City's eleven towers in Sector 1 (2017), Panchsheel Greens I and II in Sector 16 (2020–22), and the premium tier at Gaur Saundaryam and Nirala Estate in Tech Zone 4, the latter still handing over into December 2026. Buyers are first-time and mid-income at ₹3,300 to ₹9,000 per square foot, with a large tenant share — Gaur City 2 alone lists rents from ₹17,500 a month — so balconies change hands and get fitted out often.

The local history explains why residents here read paperwork. Amrapali's stalled projects went to NBCC and were handed over between 2022 and 2025 after twelve to fourteen years; Supertech's Ecovillage II went through project-wise insolvency from 2022; registry delays brought residents of 32 societies out in protest in 2025; and in Shahberi, inside this belt, two illegally built blocks collapsed in July 2018. Add the Knowledge Park monitoring stations reading PM10 at the top of the hazardous band while construction continues next to occupied towers, and two documented balcony falls in Gaur City towers in 2024 and 2026, and child safety on a 20th-floor balcony is not an abstract concern in Noida Extension. The UP Apartment Act bye-laws add the rule: notify the AOA before any modification, and nothing may change the external façade.
