There are two buyers here and they barely overlap. Established business and trading families are moving up into the four- and five-bedroom towers — Tulsi Pride sold out at roughly a crore a flat, Apple Altura and Ambiance pitch resort-style living. Salaried first-time families are buying the six-hundred-to-thousand-square-foot two- and three-bedroom stock in Oscar Sky Park and Akshar Enclave. Rental demand comes from professionals working in the commercial and airport-adjacent zone. Prices sit in the mid-four-thousands a square foot and have been flat for three years, which keeps the first-timers coming.

The local condition is ring-road grime plus construction. The road is a BRTS corridor as well as the city's orbital, and the belt is an active build zone — Ayodhya Avenue and Ambiance were still live sites this year and Nana Mava carries hundreds of RERA registrations. Metoda and Lodhika's foundries sit upwind in the south-west monsoon breeze.
