Goregaon East is the tower side. Oberoi Garden City's eighty acres — Exquisite, Esquire, Elysian — sit beside Oberoi Mall and the international school on the Western Express Highway, with Raheja Ridgewood's three towers next to the NESCO grounds. The residents are NESCO and Nirlon office-goers, Film City and media households, long-settled owner families in the Bangur Nagar and Gokuldham co-ops, and a tenant layer in the highway towers. The local conditions they deal with are specific: Goregaon and Bangur Nagar were named enforcement hotspots when the BMC began fining pigeon feeders in July 2025, Link Road and S.V. Road pockets waterlog most monsoons, and the highway belt takes dust and noise straight off the Western Express Highway. The Link Road end sits a kilometre or two from the Malad Creek mangroves — humid air, if not open sea spray.
