Borivali West is the old suburb rebuilding itself. IC Colony around the 1544 Immaculate Conception church — Mumbai's most Catholic neighbourhood — went from bungalows to three- and four-floor buildings and is now going to seven-plus, with Romell Empress, Navkar Happy Homes and Sea Rock among the newer stock. Chandavarkar Road, the spine from the station to Link Road, is lined with redevelopment-era buildings like Bhoomi New Vandana; Shimpoli and Gorai Road carry sixty-odd new projects around the established Madhuvan and Beach Classic clusters, with DSD Aura and Jeevan Mangal in between. The Gorai creek and its mangroves close the western edge.

Borivali East is the highway side. Oberoi Sky City's twenty-five acres front the Western Express Highway by Magathane metro, Kanakia Samarpan Exotica and Ekta Bhoomi Garden carry the belt's highest rental yields, and Raheja Estate in Kulupwadi sits under the national park slope beside the older four-to-seven-floor co-ops of Carter Road, Daulat Nagar and Rajendra Nagar. Buyers are space-seeking families, business owners tied to the Vapi–Boisar industrial corridor, and a large Marathi and Gujarati owner base, with tenants in the highway towers.

The conditions are specific. Sanjay Gandhi National Park's headquarters is in Borivali and its leopards visit society compounds in Kulupwadi and Magathane; the Dahisar river and the park periphery waterlog in heavy rain; Gorai Road and Shimpoli balconies take humid, salt-tinged creek air. In 2025 the BMC demolished the Borivali kabutarkhana and proposed a controlled feeding plot near Gorai, so pigeon pressure is a live topic in every society meeting.
