Mulund West is a story of industrial land turned residential. When the pharma and engineering plants moved out of LBS Marg and ACC Road, their plots became malls and podium townships: Piramal Revanta's six towers against the Yogi Hills forest edge behind Nirmal Lifestyle, Oberoi's Eternia on LBS Marg, Runwal Greens' eight towers and Wadhwa Atmosphere beside Fortis in Nahur. Between and behind them sit the established four-to-seven-floor societies — Veena Sagar and Veena Nagar, Vardhman Nagar, St Pius Ten now heading into a Mahindra redevelopment — that made Mulund a cosmopolitan, educated middle-class suburb long before the towers came.

Mulund East is quieter and lower. Mulund Colony's six-floor walk-ups, the MHADA Colony blocks and Navghar Road's small-plot towers like Ruparel Celestia sit between the Eastern Express Highway and the Mulund–Airoli bridge, where the suburb opens onto Thane Creek and the flamingo sanctuary. The older stock is owner-held for generations; the Nahur and Link Road towers carry a strong tenant and investor share.

The balcony conditions are unusual for a Mumbai suburb. Revanta-side homes face the national park — humid forest air, monkeys and birds, and owners who bought for the view and will not accept a closed grill. The Airoli-bridge side gets creek humidity. LBS Marg from Kurla to Mulund submerges in heavy monsoon spells, with Metro Line 4 barricades adding construction dust for years. And in 2025 the BMC named a plot at the Mulund–Airoli check naka as one of four interim pigeon-feeding sites — a local activist took it to the Bombay High Court. Nothing painted or SS304 lasts well in that mix; SS316 cable on anodised track does.
