Powai is Mumbai's one genuinely planned high-rise suburb. The Hiranandani estate — Princeton, Odyssey, Glen Croft, Powai Park, Powai Himalaya and their neighbours — rose on 250 acres of reclaimed marsh beside the lake, in a neo-classical style with some of the tallest residential blocks in the suburbs and, unusually for Mumbai, generously sized balconies. South of it, the Saki Vihar Road and Chandivali belt is township country: L&T Emerald Isle beside the L&T campus, Nahar Amrit Shakti's forty-plus towers on Chandivali Farm Road, and the gated blocks of Raheja Vihar, with Godrej Urban Park adding a new-launch layer.

Who lives here is easy to read from the office parks. IIT Bombay and IIM Mumbai anchor one end, L&T and the Hiranandani Business Park startups the other, and the flats fill with corporate and IT households, faculty families and one of the city's larger expat clusters. Rental churn is high, ownership is prosperous, and the school run to Bombay Scottish, Hiranandani Foundation or the Japanese School sets the morning rhythm. Many of the estate's original 1990s towers are now at redevelopment age — the Citipark fight in Hiranandani Gardens is the first of many — so the stock is a mix of ageing balconies and brand-new ones.

Powai's conditions are inland, not coastal. There is no salt spray; instead there is the still, humid air off Powai Lake and the national park slopes, monsoon that floods Saki Vihar Road and Khairani Road most years, and pigeon pressure that has most lake-facing societies already running nets. Painted mild-steel grills bloom rust in that humidity within a few seasons; welded box grills also fail society elevation rules across the estate. Two-millimetre SS316 cables on anodised track do neither.
