Malad West's Link Road strip is a tower belt built on Mindspace's office demand — Raj Infinia's thirty-six floors, Evershine Grandeur and the newer Ruparel Stardom in Evershine Nagar, with Inorbit and Infiniti malls between them. Behind it, Orlem and Marve Road are the older suburb: four-to-seven-floor co-operatives and bungalow lanes around Orlem Church, with pockets of tower stock like Kalpataru Yugdharma and Rustomjee Riviera. Further out the road runs past INS Hamla to Malvani, Madh and the beaches.

Malad East is a different market. Kurar Village, Pathanwadi, Pushpa Park and Dindoshi are dense small-plot redevelopment — sixteen-to-twenty-two-floor towers on well under an acre, like Mauli Desire and Pushpak Heights in Pushpa Park or Royal Pristo in Kurar, selling one- and two-bedroom flats of four to five hundred square feet. Balconies here are narrow, the buyer is usually a first-time owner, and the Western Express Highway or the Aarey hill slope is the view.

The physical case for SS316 is the clearest in the western suburbs. The whole west side sits on the Malad Creek with mangroves to the water's edge and the Arabian Sea beyond Marve; the coastal road work from Bangur Nagar to Madh will keep the shoreline in construction dust for years. Monsoon is serious — the Malad subway is a citywide trouble spot — and the Link Road and Bangur Nagar corridor next door is a documented pigeon-feeding enforcement zone. Chloride-laden humid air pits SS304 and streaks mild steel within a couple of seasons; molybdenum-bearing SS316 does not.
