Andheri West is really three housing markets stacked side by side. Lokhandwala Complex was laid out as a planned high-rise zone on what had been marsh, and it is where the tallest stock sits: Oberoi Sky Heights and Sky Gardens, Runwal Elegante, and the newer Samartha Aangan blocks. Along Link Road and the Oshiwara creek edge the 2010s luxury wave added Windsor Grande Residences and Oberoi Springs, with Adani Western Heights on JP Road and Parthenon's sea-view floors at Four Bungalows. Behind them, St Louis Lane, the Bungalows and Veera Desai Road are the original 1980s–90s four-to-seven-floor societies — most of them now on the redevelopment track.

The residents are the film and television industry, media and white-collar households, a large PG and rental population around Lokhandwala and Four Bungalows, and the Koli fishing community that was here before any of it, at the Versova end. School and hospital anchors — Kokilaben, St Louis Convent, JBCN — sit inside the locality, and the Versova and DN Nagar metro stations plus the Line 6 start at Lokhandwala keep the belt permanently under construction.

The physical conditions are the harshest on the western suburbs. Versova's beach and the Malad Creek mangroves put salt in the air year-round, and monsoon regularly floods Veera Desai Road, the Andheri Subway and the chronic Lokhandwala–Oshiwara low spots. Then there are the pigeons: when the BMC shut the city's feeding grounds in 2025, two of the four sanctioned replacement sites landed here, at the Lokhandwala Back Road mangroves and beside the Versova treatment plant. Painted or SS304 grills on a sea-facing balcony pit and streak within a couple of monsoons; SS316 with its molybdenum content is the grade that survives.
