The road runs from the Saurashtra University gate through Akashwani Chowk to Indira Circle, and its housing is mostly mid-rise rather than high-rise: seven- to nine-floor lift blocks on plots of a tenth to two-thirds of an acre — Active Rani Residency's three nine-floor towers by the Karmachari Society, Unity's blocks behind the Ayurvedic hospital, GB Seven Storey, Ravi Regency near the society, Alfa Sentosa Plus off Indira Circle and Uma Planet Point by J K Chowk. Shilpan Nova is the exception that changed the skyline: five towers of fourteen floors and two hundred and eighty three-bedroom homes on nearly three acres. Behind the frontage, Gangotri Park, Shreeji Nagar, Aalap Avenue and the Karmachari Society are older three- and four-storey apartments and small-plot bungalows.

The buyer profile is unusually specific. University faculty and staff anchor the Karmachari Society; doctors attached to B.T. Savani Kidney Hospital, Diva and Eva women's hospitals buy three-bedroom flats within walking distance of their rounds; business families pick the road for the schools — S N Kansagra, Atmiya, St Mary's, Parimal, Nirmala Convent — and for a locality portals describe as posh and low-crime. Underneath all of that sits a large rental layer of students and paying guests, which means many safety decisions pass through an owner who lives elsewhere. Prices sit around five and a quarter thousand a square foot and rising, with new launches asking well above that.

The local condition is open-ground dust. Three hundred and sixty acres of largely bare campus land sit upwind, summer brings dust storms, and nine of the thirteen projects portals track on the road are still under construction — so the grit load on a west-facing balcony is relentless from March to June, then turns to eighty per cent humidity through August. Painted mild steel flakes in that cycle; two-millimetre SS316 cable with a nylon coating wipes back to new with a wet cloth, never needs paint, and holds its tension through the thermal swing.

Verified partner crews in the A1 Grills network quote a flat ₹95 per square foot installed along University Road, the same rate as the rest of Rajkot. In Shilpan Nova and the nine-floor blocks the usual job is a full balcony span; in the Karmachari Society and Gangotri Park it is a window retrofit replacing a welded grill.
