The belt was DDA's group-housing answer to East Delhi's growth: 175 acres handed to employee and professional co-operatives — Press, Technology, Engineers, Pharma, Sanchar, UNESCO — whose names still sit on the gates. Kanungo Apartments' six nine-floor towers on Maharaja Agarsen Marg, Mayur Dhwaj's ten seven-floor blocks toward Madhu Vihar, UNESCO Apartments' four G+7 towers with rooftop solar on Plot 55, and Milan Vihar's A to C blocks are the lift-tower tier. Shivalik and Saraswati Kunj are walk-up co-operatives; Deshbandhu sits by Mother Dairy; DDA's Narwana and Navniti Apartments are the allotment pockets. Roughly seventy thousand people live in three square kilometres, most of them owners rather than tenants — the sale-to-rent listing ratio here is two to one.

The anchors are the IP Extension Pink Line station, Max Hospital Patparganj, the Mother Dairy plant and the Mangalam bus stand, with the Delhi–Meerut Expressway and the Patparganj Industrial Area on the eastern edge. Residents are government, PSU, press and professional households, many of them the original allottees now with grandchildren on the balcony.

The defining condition is the air. The CPCB's Patparganj monitor stands inside the locality, and it recorded the highest winter PM2.5 peak of any station in Delhi — 606 µg/m³ in 2022–23, with October-to-January averages between 164 and 213 every year since 2018. That black dust coats every horizontal bar of a welded grill from Diwali to February. Patparganj was also on the city's severe-waterlogging list in August 2026, and the belt's seven-to-nine-floor towers with open balconies are classic pigeon roosting stock. Mild steel in that mix rusts at the welds and needs repainting every few years; two-millimetre SS316 cable on anodised track has no welds, wipes clean and never needs paint.
