Vasant Kunj was farmland until the DDA laid it out in the 1990s as five sectors of pockets. Sectors A, B and C are the low-rise DDA flats — Sector B's Pockets 9, 10 and 11, Sector C's Pockets 2, 3, 6, 8 and 9, Sector A's Pockets B and C — three-and-four-floor blocks built around 1990, some now retro-fitted with lifts. Sector D is the multi-storey tier: the SFS blocks and D3–D4, and the river-named societies — Kaveri, Narmada, Ganga, Yamuna, Saraswati — with managing committees and guards. Sector E's new allotment is the youngest DDA stock; Vasant Kunj Enclave is the plotted builder-floor pocket, and Kishangarh and Masoodpur villages on the ridge edge carry the dense rental floors.

The residents are families and professionals working in Gurugram, the airport and the embassies, around Ambience, DLF Promenade and Emporio, JNU and TERI, Fortis and the Indian Spinal Injuries Centre, DPS and Vasant Valley — and, unusually for Delhi, rentals outnumber sales, so the landlord's approval matters as much as the RWA's.

The conditions are on the record in a way few localities can match. Vasant Kunj lies in the approach path to runway 29: residents litigated aircraft noise from 2009 through the High Court and the NGT, DIAL built a kilometre-long noise wall, and the airport's own monitors still log more than sixty decibels on most days — which is why balcony doors here stay shut and glazed. In 2018 the Kaveri, Yamuna, Ganga, Saraswati and Narmada societies made the news when monkeys from Sanjay Van entered flats and committees hired extra guards. Three hours of rain submerged Sector A in July 2024, and the airport road waterlogged again in August 2026. A painted grill gives a monkey a ladder and the monsoon a rust line; two-millimetre SS316 cable tensioned at two-inch spacing gives no foothold, does not rust, and sits inside the glazing line so the opening can stay screened without a visual cage.
