The CGHS belt is where the volume is. Sahridaya Apartments' 117 two-bedroom flats with lifts on four acres, the large Triveni Apartment society, Sunder Apartments in GH-10 and Sunder Enclave in GH-9, GASTA in B-3, Ekta, Milansar, Archana and Priyadarshini — a couple of decades old, sold by share transfer, with the cantilevered balconies of that era and, in most cases, the original painted grill. The conditions are documented. The Punjabi Bagh monitoring station is the locality's reference and hits winter PM2.5 readings in the hundreds; the Mundka industrial edge sits upwind. The Rohtak Road from Peeragarhi Chowk to Tikri is Delhi's most notorious waterlogging stretch — handed to the NHAI in 2025 for a drainage rebuild — and the new Magenta Line station at Peeragarhi keeps construction dust in the air through 2026. Under the DDA's own permissible-alterations guideline, grills and glazing in the verandah with proper fixing are permitted; CGHS committees ask for a uniform elevation. Painted mild steel in that dust rusts at the welds within a few winters; two-millimetre SS316 cable on anodised track has no welds, wipes clean and keeps the façade uniform.
