The colony is DDA at every scale. SD Tower's Super-HIG flats were the largest the Authority ever built; Crystal Apartments in JD Block and the Pocket ED flats run their own DDA-registered RWAs; Triveni Apartments on Guru Harkishan Marg, Brij Vihar and the small gated Green Apartment blocks in G and JU are the DDA-approved societies; the Janta flats and Kasturba Polytechnic flats are the older walk-ups. Around them, Kohat Enclave with its own Red Line station, Saraswati Vihar's A to E blocks, and the plotted enclaves — Deepali, Tarun, Pushpanjali and a dozen more — are where the original single-family houses are being rebuilt plot by plot as stilt-plus-four builder floors. Lift towers are the minority: SD Tower, the HIG multi-storeys, gated blocks like Chitrakoot in QU Block.

The residents are north-west Delhi's trading families, corporate commuters using the Kohat Enclave, Pitampura and Netaji Subhash Place stations, and a steady tenant layer; sale listings outnumber rentals two to one. Bal Bharati and PP International, Muni Maya Ram Jain and Saroj hospitals, Dilli Haat and the NSP business district are the anchors, with Madhuban Chowk on the Outer Ring Road as the front door.

The conditions are north-west Delhi's at their sharpest. The Rohini and Ashok Vihar monitors bracket the colony and ran severe through the 2025 winter — Rohini pinned at 500 for most of a day in December; that fine dust settles on any horizontal member. In August 2026 Saraswati Vihar was on the city's waterlogging list, so ground-floor balconies and stilt-parking rails sit in the splash zone every monsoon; pigeon netting is a standard add-on request. A forty-year-old painted grill in that mix is rust and repaint cycles; two-millimetre SS316 cable on anodised track has almost no ledge to hold dust, wipes down in minutes and sits inside the balcony line without touching the façade.
