Vastrapur is the triangle of lake, campus and mall. Bhakta Kavi Narsinh Mehta Sarovar — Vastrapur Lake, renamed in 2013 — carries a 600-metre walking path, an open-air theatre and a children's park; IIM Ahmedabad's 102-acre campus, founded in 1961, sits across the road; Nexus Ahmedabad One and Himalaya Mall bookend the retail. Two Blue Line stations opened on 30 September 2022 within walking distance: Gurukul Road, about 740 metres from the lake, and Doordarshan Kendra on the Sunrise Park side. There is no station called Vastrapur — the metro serves it from its northern edge, with Sarkari Vasahat Road, IIM Road, Nyay Marg, Kapidhwaj Avenue Road and the 132 Feet Ring Road doing the rest.

The housing stock is mature and layered. Regency Tower on Kapidhwaj Avenue Road, near Nirman High School, took possession in August 1997 with 150 homes — nearly thirty-year-old RCC now. Vraj Virat followed in 2001, and a run of small 2 BHK blocks arrived around 2012–13. Then came the big campuses: Ajmera Casa Vyoma's six thirteen-floor towers and 554 homes beside the AUDA Garden on Sarkari Vasahat Road (2019), Sheetal Westpark Residency's seven fourteen-floor blocks and 392 homes on Sunrise Park Road (2021), and Shilp Shaligram's 380 homes in seven-storey low-rise blocks on 5.74 acres, a two-minute walk from Ahmedabad One (2022).

The next layer is going vertical and expensive. Godrej Properties paid about ₹400 crore for a plot near the 132 Feet Ring Road and GMDC Ground in late 2024; Godrej Altus's four towers there carry 3 and 4 BHK homes at ₹4.4 to 7 crore with possession in 2030–31. Arvind SmartSpaces announced Arvind Iconia on Sarkari Vasahat Road in November 2025 — two G+21 towers, 122 homes, possession May 2031 — its first west-Ahmedabad apartment launch in over a decade. Between those headline schemes, a dozen 14- to 42-home infill blocks on tenth-of-an-acre plots are completing between 2023 and 2027: Keshav Gauravi, Sahaj Sunrise Vista, Umiya Abhilaxmi, Aashka Aatman. Resale runs around ₹8,200 to 8,450 per square foot, and more than half of buyer demand is for 4 BHK homes in the ₹2 to 5 crore band.

That mix makes Vastrapur a retrofit market more than a builder-fit one. Almost nothing here came with a safety system; grills are fitted flat by flat, as a grandchild starts walking or a lake-facing household finally tires of pigeons. Older towers raise a fair question about anchoring — the crew inspects parapet, railing and slab during the free visit and fixes only into structural members, flagging any section too tired to hold tension before a quote is written. The 2019–22 campuses specify anodised-aluminium windows, which take window-cable track cleanly.

Two local pressures drive the choice of cables. The lake and its greenery bring birds to every water-facing balcony, and the usual answer — black netting — sags within a season and ruins the one thing the flat was bought for. Ahmedabad's climate does the rest of the arguing: extremely dry and dusty outside the mid-June to mid-September monsoon, with summer highs averaging 43 °C, then humid enough in the wet months to bloom any mild-steel grill.
