Locals draw the line clearly. Juna Naroda is the old village — Naroda Gam with its fountain and park, the GIDC-era society lanes, Naroda railway station tucked inside the industrial estate. Nava Naroda, along the Naroda–Dehgam Road and the SP Ring Road service road, is where the towers are. The belt sits eight kilometres from the airport at the NH 8 junction; there is no metro station — the Blue Line ends at Vastral Gam to the south — but BRTS routes 5, 8 and 14 terminate or pass through, and the Dehgam Road runs straight out to the Ring Road. The scale of housing is serious and the ticket sizes are the lowest of any big Ahmedabad apartment belt. Dharmadev Swaminarayan Park packs 1,600 two-BHK flats and 200 shops into one township off SP Ring Road. Splendid Murlidhar Heights — ten wings in five fourteen-floor blocks, 588 flats and 39 shops behind Naroda Business Hub on the Dehgam Road — completed in May 2026. Devnandan Sankalp City stacks 554 homes in six thirteen-floor towers; Dev Aashish Sky 362 in six fourteen-floor towers off Vasant Vihar 2 Road; Ugati Shiv Ugati City 581 homes on 7.8 acres, ready since mid-2024; Ozone City 356. Entry stock is concrete: 608 one-bedroom flats of 414 square feet at Divyajivan City, 1 RK homes from 420 square feet at Devnandan. Nava Naroda asks around ₹3,800 to 4,000 per square foot — roughly half the west side.

The pipeline is just as busy, with 44 new projects due between 2027 and 2031. Shivansh Pratishtha Icon (four towers, thirteen floors) hands over at the end of 2026 on the Dehgam Road; Satyasankalp Landmark & Lavish adds 381 homes by 2029; Shivshakti Shivalay Samruddhi's 376 homes follow in 2030. On the Ring Road service road, United Artemis rises to seventeen floors — the tallest stock in Naroda — while Beverlynn Skyvue 2, Vishv The Glory and Nilkanth Shyam Upvan fill the belt between. Most new launches settle at twelve or thirteen floors.

Who buys here is written into those unit sizes: first-home families on careful budgets, the GIDC workforce, young couples moving from a rented room in the inner east to a 1 or 2 BHK of their own — many holding keys to the highest home their family has ever lived in. Balcony safety lands on the to-do list within weeks of possession.

The estate next door sets the maintenance reality. Industrial dust and soot settle on east-facing balconies daily, and with 772 millimetres of monsoon rain each year on top, mild-steel grills corrode visibly within a few seasons and demand repainting that never quite keeps up — every welded joint becomes a grime trap. Nylon-coated 2 mm SS316 cables are the opposite proposition: nothing to rust, nothing for soot to lodge in, a wet cloth brings them back in minutes, and the cross-ventilation that makes a thirteenth-floor flat bearable in May stays untouched.
