Unobstructed View
2mm SS316 cables become visually invisible from a few feet away — your skyline stays yours.
Seawoods, Navi Mumbai
Seawoods has a rulebook for grills. The NRI Complex residents' handbook says a grill may not protrude more than six inches from the building line and bans box grills outright, the L&T towers over the station enforce a uniform elevation, and the new Palm Beach Road towers sell on an unobstructed creek view. An invisible grill is the one balcony safety fix that satisfies all three — and it is the only one that does not fight the salt air coming off Thane Creek.

Living in Seawoods
Seawoods was marsh and salt-pan settlements until CIDCO laid out the sectors in the early 1990s, and its housing still carries that order. The anchor is the NRI Complex — Seawoods Estates, across Sectors 54, 56 and 58 — conceived by CIDCO for non-resident Indians, designed by Hafeez Contractor on a 42-acre plot beside Thane Creek, and built as 1,536 flats in 46 thirteen-floor towers, with Phase 2 adding 727 more. Those towers are now around thirty years old and in a steady renovation cycle. At the other end of the belt, L&T Seawoods Residences put G+18 towers directly over Seawoods–Darave–Karave station and the Nexus Seawoods mall in Sector 40 — India's first transit-oriented development — with West Square and West Manor still handing over. Between them, Sectors 42 to 50 hold older one- and two-bedroom cooperative stock such as Juhi Greens, Ashtavinayak, Mauli and Sai Apramit, and the Palm Beach Road frontage in Sectors 46 and 58A is a live luxury pipeline: Delta Palm Beach with towers up to 45 storeys, Palm Amore's 774 flats, and the Adani-Mistry 9 PBR, all selling creek-and-mangrove-facing balconies for 2028 to 2031.
The owners are senior executives, NRI families with second homes, business families and the young professionals paying ₹80,000 and more a month for a three-bedroom flat. That produces two very different grill buyers on the same page: an NRI Complex owner renovating under strict society rules, and a new-handover tower owner with a full-height balcony and a view they paid ₹25,000 a square foot for.
The conditions are the creek. The NRI Complex describes itself as sitting by the side of Thane Creek where it joins the Arabian Sea, with a sea-facing promenade; Palm Beach Road runs parallel to the harbour; and the station stands three metres above sea level. West- and south-facing balconies take salt-laden air for the whole monsoon, which is why painted mild steel bleeds rust here and SS304 pits. Monsoon waterlogging is a known nuisance on the Karave Village roads, at the station underpasses and around Sector 48. Pigeons have followed the towers — the NRI Complex fines bird feeding ₹100 — and the society rules are specific: no alteration to the façade, no grill protruding beyond six inches, a gate pass to bring grills or channels into the complex, safety nets during works, and no work on Sundays or national holidays.
Verified partner crews in the A1 Grills network quote ₹149 per square foot installed across Seawoods — NRI Complex renovation or new Palm Beach Road handover, same rate. The 2 mm nylon-coated SS316 cables sit flush inside the balcony, protrude nothing, and read as glass from the promenade. Installers work to the society's renovation NOC and material gate-pass, fit everything from inside the flat on working days, load-test on handover, and back the job with the installer's 10-year written warranty.
Crews cover Seawoods East around the station and Nexus mall (Sectors 40–50), the NRI Complex on Seawoods Estates Road (Sectors 54–58) and the Palm Beach Road towers at Sectors 46 and 58A.

FAQ · Seawoods
₹149 per square foot installed, in writing, with no sea-facing surcharge — SS316 marine-grade cables, anodised aluminium track, stainless tensioners and labour. Quotes are free and you are matched with up to 2 verified installers so you can compare before committing. No competitor publishes a Seawoods price; the Navi Mumbai marketplace band runs ₹120 to ₹190 per square foot and the lower end is SS304 or material-only, so ask for the grade certificate before comparing.
Yes, by design. The complex's own handbook allows grills that do not protrude more than six inches from the building line and bans box-type grills; a cable system is fixed flush inside the balcony and protrudes nothing, so there is no façade alteration to approve. The remaining rules are procedural: a written application to the admin office, a gate pass to bring the track and cables in on a working day, safety nets during the work, and no work on Sundays or national holidays. Installers handle the paperwork with you and share a spec sheet for the society in advance.
Usually within 24–48 hours of your call. The network matches you with verified installers near you on the Nerul–Seawoods–Belapur stretch of Palm Beach Road. The site visit takes about half an hour, the written quote follows the same day, and a standard balcony installs in one working day; NRI Complex jobs are scheduled on weekdays to respect the no-Sunday rule, and new-tower handovers in Sector 40 or 46 often book several flats on one visit.
Not SS316. Marine-grade stainless with a nylon coat is specified for exactly the salt-laden air a west-facing balcony on Thane Creek takes through the monsoon, and it is the only grade the network fits in Navi Mumbai. SS304 — which a cheaper quote usually means — pits on sea-facing balconies within a few seasons, and painted mild steel bleeds rust down the wall. Pigeon droppings wipe off the coated cable with a wet cloth. Corrosion is covered by the installer's 10-year warranty.
